Enormous Affordable Housing Lottery Opens for 106 Units in Brownsville, Starting at $362 a Month
A massive affordable housing lottery has opened for 106 units in a nine-story building located at 96 New Lots Avenue in Brownsville.
It is part of the first phase of the long-gestating Ebenezer Plaza, which will, in total, result in four buildings across two large lots. An affordable lottery for another building in the complex, with an address of 672 Powell Street, launched in February 2020.
Of the 106 affordable apartments in this lottery, there are 11 studios, 51 one-bedrooms, 19 two-bedrooms and 25 three-bedrooms available. Monthly rents start at $362 and top out at $2,037.
The lottery is set at an area median income range of 30 percent for 18 units, 40 percent for 12 units, 50 percent for another 12 units, 60 percent for another 12 units, 70 percent for 23 units and 80 percent for the remaining 29 units. Eligible incomes range between $14,915 and $118,400 for households of one to seven people.
A total of 197 units will be in the building. Permits show a community facility, three retail spaces and 59 parking spaces for bikes on the first floor. Passive outdoor space will be located on the eighth floor.
Previously, the site was home to a series of one-story brick garages that housed auto body shops.
The Church of God of East Flatbush, which will occupy the house of worship at Ebenezer Plaza, sold the property for $12.6 million in 2016. They partnered with Brisa Builders Corp. and Procida Companies on the project, all brought together under a program initiated by Borough President Eric Adams in 2016, according to Crain’s.
Perkins Eastman, a huge global firm noted for institutional and commercial buildings such as schools and hotels, is the architect of record on the permit application. In Brooklyn, they designed the glassy, modern 10-story office tower that is rising above Macy’s in Downtown Brooklyn and the condo conversion of a former bathhouse in Greenpoint.
